Case Study: FM Serv’s South Street, Dorchester Renovation Project

Project Overview: FM Serv, a leading facilities management and construction company, successfully completed a comprehensive renovation project at South Street, Dorchester. The project involved various construction and renovation tasks to transform an existing building into a modern, functional, and aesthetically pleasing space. This case study outlines the scope of work, challenges faced, and the successful outcomes achieved by FM Serv.

Scope of Works: FM Serv’s project at South Street, Dorchester included the following specifications of work:

1. Temporary Hoarding Installation:

• FM Serv installed temporary hoarding on the exterior of the building to ensure safety and security during the construction process.

2. First Floor Support:

• Acro props were employed to provide support to the first floor while cutting the slab, ensuring structural stability.

3. Slab Cutting and Preparation:

• The existing slab was cut to dimensions of 5100 x 1100 to accommodate the new layout.
• The slab was prepared for the installation of a new ring beam.

4. Ring Beam Installation:

• A new concrete ring beam measuring 5100 x 1100 was poured to reinforce the structural integrity of the building.

5. Ground Floor Walls and Entrance:

• FM Serv constructed ground floor supporting walls and a new entrance, enhancing the building’s accessibility and aesthetics.

6. Front Door and Window Replacement:

• A sleek black gloss front door was installed, adding a modern touch.
• A new front window, matching the existing specifications, was also installed.

7. Paving:

• New paving was laid to match the street, creating an inviting exterior.

8. Ground Floor Matting:

• The entire ground floor area was filled with Coir coconut matting, 23mm thick, providing a durable and sustainable flooring solution.

9. Staircase Preparation and Installation:

• The area for the staircase was prepared for installation.
• A new staircase, designed as per the drawings, was installed.

10. Fire-Rated Ceiling:

• Two layers of 15mm Gyproc Soundbloc plasterboard were installed beneath the staircase soffit to achieve a 1-hour fire rating, enhancing safety.

11. First Floor Doors:

• Two new doors were installed on the first floor, improving room functionality and security.

Services: In addition to the construction work, FM Serv provided comprehensive services, including:

1. Lighting Installation:

• Five new lights were installed in communal areas, enhancing visibility and safety.
• A push switch with a timer was added for energy efficiency.

2. Flooring Integration:

• FM Serv integrated the flooring on the ground floor to connect with the Soil Vent Pipe (SVP), ensuring proper drainage.

Challenges and Solutions: Throughout the project, FM Serv encountered several challenges, including working within a limited space and adhering to a tight schedule. To overcome these challenges, the team implemented meticulous planning, efficient coordination, and skilled labour.
