Project Overview: FM Serv Engineers were commissioned to perform extensive damp remedial works in a multi-story building, including the flat roof above a retail store, apartments, and a boundary wall. The project aimed to address damp-related issues, improve structural integrity, and enhance the overall condition and aesthetics of the building.
Project Scope:
Intrusive Works – 1st Floor:
- Intrusive Works to Flat Roof Above Retail Store: FM Serv Engineers conducted intrusive investigations on the flat roof above the retail store to identify and address any sources of dampness.
- Replacement of Timbers, Insulation, and Flashings: All damaged timbers, insulation materials, and flashings on the 1st-floor flat roof were replaced to eliminate dampness and prevent future issues.
Intrusive Works – 2nd Floor:
- Intrusive Works to Flat Roof Above Retail Store: Similar to the 1st floor, FM Serv Engineers performed intrusive works on the 2nd-floor flat roof to diagnose and rectify damp-related problems.
- Replacement of Timbers, Insulation, and Flashings: To ensure the building’s long-term structural integrity and damp prevention, all timbers, insulation, and flashings on the 2nd-floor flat roof were replaced.
Apartment 5:
- Opening Up 1 Window to Ascertain the Detail of Works Required: A window in Apartment 5 was opened up to assess the extent of damp issues and required remediation measures.
- Making Good All Disturbed Finishes: After assessing the window, FM Serv Engineers meticulously restored all disturbed finishes in Apartment 5.
Apartment 6:
- Opening Up 1 Window to Ascertain the Detail of Works Required: A window in Apartment 6 was also opened up to determine the necessary remedial actions.
- Making Good All Disturbed Finishes: To ensure a seamless appearance, all finishes that were disrupted during the window assessment were expertly repaired.
- Replacement of Ceiling: The existing ceiling in Apartment 6 was replaced with new materials to improve both aesthetics and functionality.
- Replacement of Walls: All walls in Apartment 6 were replaced to update the interior and enhance the overall living space.
- Replacement of Skirting Boards: New skirting boards were installed to provide a polished appearance.
- Redecoration of Apartment: The entire apartment underwent a redecoration process to deliver a fresh and appealing look.
- Drying Out with Humidifiers: Humidifiers were used throughout the works to ensure optimal conditions during and after the damp remediation.
Retail Unit:
- Strip All Affected Fire Cladding and Insulation to Steels: In the retail unit, FM Serv Engineers removed all fire cladding and insulation materials from the steel structure for replacement.
- Replacement of Fire Cladding and Insulation to Steels: New fire cladding and insulation materials were installed to enhance fire safety and damp prevention.
- Boxing In All Steels: The exposed steel structures were enclosed for safety and aesthetic reasons.
Crack Inspection – 1st and 2nd Floors: All apartments on both the 1st and 2nd floors were inspected for cracks around windows. Any identified cracks were promptly repaired to ensure structural integrity and to prevent future water infiltration issues.
FM Serv Engineers completed this comprehensive damp remedial project successfully, addressing dampness issues throughout the building and boundary wall. The use of humidifiers helped maintain optimal conditions during the project, and meticulous attention to detail ensured all finishes were restored to their original quality. The project not only improved the structural integrity and safety of the building but also enhanced its aesthetic appeal, leaving the client satisfied with the results.
